Booking the house means agreeing to what's below. It's short on purpose — if something here would change your mind, we'd rather you read it now than find out at check-in.
THE STAY
Check-in is 4:00 pm, checkout is 11:00 am, entry is by keypad code. The house sleeps 12 across four bedrooms and six beds; that's the maximum, including guests who don't stay the night. Day visitors count toward that maximum and need our approval in advance — everyone staying or visiting is named on the reservation.
PAYMENT & CANCELLATION
The full price breakdown and payment schedule are shown on the booking form before you commit. Cancel 30 or more days before check-in for a full refund; between 7 and 30 days out, half back; inside 7 days, no refund. If you booked at least 7 days ahead you also have 24 hours after booking to cancel for a full refund. Stays of 28 nights or more: full refund 30+ days out, and after that the first 30 nights are non-refundable. Whatever cancellation terms are shown on the booking form when you pay are the ones that apply. The person booking must be 18 or older, stay at the house, and be responsible for the whole group; we don't accept third-party bookings.
DEPOSIT & ID CHECK
We take a refundable damage deposit of $750 on direct bookings. It's collected automatically two days before you arrive and released two days after checkout — you'll hear from us at both ends, so nothing about it is a surprise. Normal wear is on us; that's what the cleaning fee is for. The deposit covers damage beyond that, anything missing, or a stay that leaves the house needing more than a standard clean. Tell us if something breaks. Accidents happen and we'd rather hear it from you than find it — if we do need to claim against the deposit, we'll show you what happened and what it cost before anything is charged, and you can take it up with us directly.
Booking direct also means a quick identity check when you book, handled by our booking system. It takes a minute and it's the same reason you'd expect a lake house sleeping twelve to know who's staying in it.

BOATS & THE DOCK
The lift takes conventional twin-tube pontoons up to 24 ft × 8'6" beam — not tritoons, V-hulls, wake boats or jet skis. A V-bottom (up to about 28 ft) ties up at the dock with its bow line out to the buoy. Bringing something unusual? Send us the make and model before you book — if it won't fit, we'll say so. The water at the end of the dock is about 4 ft deep over a rocky bottom. You use the dock, the lifts and the buoy at your own risk. WATER SAFETY
The backyard is fenced and the dock gate does not self-latch. There are about ten life jackets on site. None of that replaces an adult watching the water. Children are your responsibility at all times, on the lawn, on the dock and in the lake.
DOGS
Welcome with approval in advance. $200 pet fee per stay. Dogs are your responsibility and any damage they cause is chargeable.
PARKING
The driveway holds roughly 8–10 vehicles or about three truck-and-trailer rigs. Park on the property, not on neighbors' frontage.
THE NEIGHBORHOOD
Houses sit close together here and people live in them year-round. Quiet hours are 10 pm to 7 am. No parties, events or gatherings, and no guests we haven't approved. A stay can be cancelled without refund for breaking that.
SMOKING & DAMAGE
No smoking or vaping indoors — a $500 fee applies and the stay can be cancelled without refund. Outside, smoke at the end of the driveway and take the butts with you. Damage beyond normal wear is charged against the deposit as described above; you're responsible for anything it doesn't cover.
